LAND SUBDIVISION PROJECTS

[ OVERVIEW ]

TURNING LAND INTO OPPORTUNITY

Subdividing land is one of the most direct ways to unlock value from a site, but it rewards planning, not guesswork. Done well, a single parcel becomes several titled, development ready lots. Done without proper feasibility, it drains time and money.

PN Capitals Venture has completed land subdivision projects across South East Queensland, with hands on experience in council approvals, civil works and lot creation. In Queensland, subdivision is formally known as reconfiguring a lot, and we understand what it takes to move a site through that process. Our approach is simple. Understand the site’s real potential, test the feasibility honestly, and map a clear pathway toward a successful subdivision.

UNDERSTANDING THE OPPORTUNITY

Before we progress an opportunity, we work out whether it makes both commercial and planning sense. Subdividing land in Brisbane depends on more than block size, so we look at the full picture first.

WE CONSIDER:

Site characteristics

Infrastructure requirements

Planning requirements and overlays

Market considerations

Potential lot yield

Risk and exit strategy

Development costs

PLANNING BEYOND THE SITE

Subdivision requires more than dividing land. Council requirements, infrastructure charges, civil works and approvals all play an important role, and each one affects the budget and the timeline.

Our completed subdivision experience has given PN Capitals Venture practical, first hand knowledge of the Queensland planning and approval process, so we can see the whole project, not just the lines on a plan.

FREQUENTLY ASKED QUESTIONS

1

How much does it cost to subdivide land in Brisbane?

Costs vary widely with the site. As a guide in 2026, a straightforward one into two lot subdivision in Brisbane commonly runs from around $50,000 to $85,000, covering surveyors, council application fees, service connections and civil works. Harder sites cost more, because council infrastructure charges and operational works are usually the largest line items. Slope, long service runs and tree removal all push the figure up, which is why we model the numbers carefully before committing to any site.

2

What is the minimum land size for subdivision in Brisbane?

It depends on your zone. Brisbane’s standard benchmark is 450 square metres for a front lot and 600 square metres for a rear lot, though smaller lots are allowed in some zones and precincts, and rural areas require much larger minimums. Frontage, access and overlays matter just as much as area, so the only reliable way to know is to check the site against the Brisbane City Plan mapping, which we do as part of feasibility.

3

What are the requirements for subdividing land in Brisbane?

In Queensland, subdivision is assessed as reconfiguring a lot under the Planning Act 2016. In practice, your site needs to meet the minimum lot size, frontage and shape for its zone, provide separate services such as water, sewer and electricity to each new lot, and satisfy any overlays. You then lodge a development application with council, complete the required civil and operational works, and finalise the survey plan and title registration to create the new lots.

4

Do I pay tax if I subdivide my property?

Usually, yes. When you subdivide, each block becomes a separate asset for capital gains tax, and a gain or loss is realised when you sell. Land sold separately from the home that is your main residence does not receive the main residence exemption, and GST can apply as well, depending on your circumstances. Because the tax treatment turns on intent and detail, we always recommend getting your own advice from an accountant early in the process.

5

How long does it take to subdivide land in Queensland?

For a straightforward site, expect roughly 6 to 12 months from feasibility through to new titles. A compliant council application is often decided within a few months, but once you add survey, civil works, plan sealing and title registration, the full process usually takes longer. Complex sites and any council information requests extend the timeline further.
